We bought in 2007 before the big crash but, also before the real estate market improved and started to go crazy here in Portland. Although, still the cheapest on the west coast Portland's prices have gone bonkers in the past couple years.

That said, we also moved from London, which is crazy expensive so we definitely benefitted moving here but, we didn't go crazy or buy above our means. We have a humble 3 bed 1905 house w/finished basement in a nice neighborhood in Portland w/good public schools. We have easy access to the forest and downtown, which is important as we use the city a lot for music, art, bars and restaurants.

Just remember, brother...location, location, location. If you buy a house in a good location with good schools (tip: look at the local high school and its rating!) it always pays off and in a hot market your return will be significant.

If I do get to see a house before it's gone, I have to decide before I go to bed if I want to make an offer. Feeling pressured to make a move that fast makes me feel uneasy.


If you find a house you like, make an offer, but make sure you have inspection and financing provisions in the contract. That way you protect yourself if the house has problems, or is not worth what the people are asking.

If you want to wait, in a hot market, you very well could lose. It always drove me nuts when I sold cars, and would have a perfect car for a customer come in on trade .... with the right pricing, right color, right condition, right warranty, right equipment ..... and either they would wait till the weekend to come in, or would look at the car as decide that they had to wait and "think".

I had one customer do this 3 times,and they passed each time, by waiting. The 4th time I called them about a car, the car we took on trade was more than they wanted to spend, more than they could have paid for any of the others, and didn't have all of the equipment they wanted, but this 4th car was the one that finally got it through their heads that good cars, with the right pricing, and so forth, are bound to be popular, and go quickly.
