Except when Obama came in, the market was already volatile.. In fact, it was a mess and somehow, he got blamed for it.. I can't remember who it was on this very board who said that GM filing BK, Layoffs by the hundreds of thousands per a month in Jan, Feb and March of 2009 and the market drops were all Obamas fault..

When asked how it was Obamas fault, we were all told, because he's president when it happened. I find it hard to believe that anyone could actually be that stupid...

We have to wait and see what exactly happens.

right now the market is doing what it normally does: panic from uncertainty.

What's going to be interesting is the moves Trump makes that either helps or breaks the market.

for example, he wants to build a wall and make the military "stronger".

well, that's a huge increase in government spending. the problem with that is, well, if he combines that with tax cuts...where's the money for both gonna come from?

that's going to lead to more bonds being bought, which will in turn make the mortgage rates shoot up.

so anybody who doesn't have a fixed rate on their mortgage...well....

i guess the reason why i'm so concerned about the housing market is because it's already trash.

If you live in the typical tourist states, the market is well...it's a seller's market. and that's normal. bidding on a house against another couple who's also looking to move in.

but if you live in cities like cleveland, Detroit, and others?

yikes.

there's so many empty houses all over the city and surrounding suburbs. just take a look at sites like Realtor.com or Trulia. so many houses that have been on the market for at least a year and a half. the prices keep dropping, and yet nobody is buying.

so an increase in the mortgage rates is only gonna make things worse.

more people are renting than ever before. the problem is that less and less people are renting houses and more are renting apartments, even those with kids.

let the bubble burst again....and the american dream of owning a house and such will probably be dead. nobody is gonna want to take that risk again.

so i hope Trump is extremely careful with how he approaches his economic policies.

Yes and no. Small business benefits greatly from reduced taxes, they do invest it back into growing their business and, in many cases, it helps them remain solvent.

Big business is different. GE, Northrop, Wal-mart, those companies don't "not grow" because of lack of capital. You let them keep an extra $100 million through tax cuts, most of it is given to executives as bonuses or they just bank it or they go buy out some smaller business or they invest it overseas.. what they don't do is pass it down to the bottom level in form of bonuses, better benefits, or increased pay.

As far as personal income taxes.. we need to increase the effective tax rate of the rich. (Keep in mind, I define "rich" as far higher than do most democrats. Somebody making $250K/year is NOT rich by my standards, I'm talking about the 7 and 8 figure/year folks) Do it by eliminating some of the write-offs they use or do it by just increasing the rate, I don't care. Our economy works when money is moving and allowing a very rich person to keep more of his money does almost NO GOOD for the economy because he/she just banks it away, they don't spend it because they don't have to. Give that money to bottom 75% of the people and they will spend it immediately, creating jobs and growth for the overall economy. Conservatives use the argument that the rich will invest it so companies can grow.. not usually. If my company gives me a $10K bonus this year and I go buy stock in IBM.. and you sell me that stock.. we have had a net ZERO impact on the economy. We just helped a broker make some money, that's about it. IBM didn't get new money to grow. Unless you are buying an IPO, you are not infusing new money into the market to help business grow, you are just shifting the money and stocks from one person to another.

Trickle down works on a smaller scale, when business is local. The rich factory/shop owner in town kept more money, he spent that money in his city, he hired more people, he exported more product from the city, he donated to fund local projects like parks and schools, basically he felt more connection to the town... it works. As we have moved to a national and then a global scale, where people are in a position to just sit on all of this extra money and feel no real connection to the markets in which they operate, it never makes its way back into the communities from which it came and it doesn't work.

Sad, but true, and something the right needs to come to grips with. This notion that raising taxes is always bad and lowering taxes is always good is something people need to get over. We really need a complete overhaul at how we look at the economics of a nation, it's NOT like a family, those analogies are stupid. We need to dig into all aspects of spending, shifting from less important to more important, we need to cut where we can, we may need to increase in some areas... then once we know how much money we need to spend, we can then figure out where that money should come from and set up an appropriate system to collect it. Right now we are operating on a 1920s system in a 2020 world.

The rates also rose slightly when obama was in office, and then went down.

If a Trump admin can't turn around this housing market that would be a big black mark considering he's a real estate mogul.

I'm sure the tighty righties and the banks won't have any problems with those who continue to belly up to the gov't teet while declaring bankruptcy to get out of paying their credit cards, loans, mortgages, refi's, second mortgages, contractors, and taxes right?

It isn't anyone specific, Diam. And it isn't what exactly might happen. It's a general sense of unease because the atmosphere has changed so drastically.

Encounters like the ones that have been reported always pop up out of the blue. Chance encounters in a parking lot lead to shouting, next step gets taken. Cross paths with someone at the wrong time on the wrong day, find yourself in a confrontation you never expected.

I agree with alot of what u say ... were operating in 2020 based off a 1920 system ... i agree with that ... here's my question ... not sure what u consider yearly income for someone to be considered "rich" ...

When we raise the taxes on the "rich" ... whats to stop them from becoming citizens of say Columbia or any of the central american countries where there personal income will be shielded from the US tax code? ...

Plenty of examples of it already ...

Also .. maybe u can help me here ... everything i hear points in the direction that everytime we raise taxes on the rich ... we actually generate less taxes being paid by them ...

Any clue if that true ...

I'm absolutely not doubting that some of it is very real, but two of the most publicized incidences of alleged hate crime immediately following the election have been found to be fabricated. A Muslim woman admitted she was flat out lying when she said two white guys in Trump shirts assaulted her in La.. and two Hillary supporters/Trump agitators were found to be responsible for spray painting hate messages at Northwestern University...

So sadly, I kind of have to question how much of this is Trump supporters (I'm sure there is some) and how much is people trying to rile others up about Trump (which I'm also sure there is some).. to contrast, in the wake of 9/11, I seriously doubt Muslims were out there trying to rile up hatred toward themselves.

I agree 100% ... i hate where this country is at right now .. its very raw ... the tension is palpable ... its like a tinder box ... the slightest spark can lead to a forest fire ...

Very sad place were at ...

Problem is I don't see it getting better anytime soon ... unfortunatley for all of us i think its going to get alot worse before it gets better ...

Its like the Un perfect storm ... so many negative/problematic ingrediants being mixed into the soup ...

Its going to erupt at some point ... and everyone will lose ...

Existing U.S. homes on average have decreased in value by 20-30% since 2006 leaving millions of home owners underwater in their mortgages and still are. If Trump can't turn that around he shouldn't be too upset that many will eventually go bankrupt if they can't sell if they have to. You know do the same thing he's done costing a loss of federal and state revenue that could cause another housing crash.

I don't have a problem with his tone. He's allowed to display his feelings in a certain way. My problem is that I don't understand what he's saying because of his posting style. I'm not even trying to be an azz about it either.

Actually home values are almost exactly in line with where they were in 2006, the only thing that has been lost is that they have not increased in value along with inflation. So, in most places, you aren't losing money, you just aren't seeing any growth in your investment.

I don't know that this is something that Trump or Obama or anybody else really can "fix".. As I see it, the best way to fix it is for suburban communities to greatly restrict the amount of new home construction that they allow, which would create a greater demand for existing homes, which would increase property values. Then have banks be more restrictive in who they will give a loan to, raising the demands for debt to income, etc... This will hurt the construction industry but help the residential resale market. It will also make buying a home cost prohibitive to lower income families, for which Trump would then get blamed for denying low income folks and minorities the opportunity to own a home.

This is something that I don't think can be fixed at the federal level, it's going to have to be fixed at the local level. Some localities had fairly strict requirements on new construction a long time ago and they weathered the housing collapse much better than the places that didn't.

The challenge is, if you take Wake Forest, NC, where I live.. it's a small suburb of Raleigh, if Wake Forest decided to institute strict regulations on new home construction, prices would go up but people would just buy in Knightdale, Rolesville, or Cary or some surrounding community that did not have such restrictions.. so that tax base would land somewhere else and property values would level out because nobody is going to pay what I want more for my house when they can build one brand new just like it in Rolesville, which is 4 miles away, for 20% less.

My dad taught me long ago that it's not what you say, but how you say it. I have interacted with Diam and have even met him. I was just suggesting to him that posting his beliefs and opinions in a more constructive manner may actually make it an easier and more productive discussion for many.

You see, I'm not upset about the election results. I didn't see either as a worthy candidate. However, I do understand that as long as everything is discussed as absolutes and in an angry tone, nothing will ever be settled and the animosity will only increase. It was something Diam addressed in his post and said it was sad.

I agree with that sentiment. Diam is free to post whatever he likes. I was simply suggesting how he may wish to do his part in helping minimize the very thing he claimed was sad. I have met Diam and I like him. I have never had any animosity towards him, ever.

I'm glad you touched on this DC. It's the same way with cars as well. If you live in the city you'd rather take public transportation or bike to work.
