You're better off sucking up the $300 loss. By the time you pay court costs etc. and even consult with a lawyer (even if one isn't needed for small claims, you need to ensure that your i's are dotted and t's crossed), you'll be out more than you'll get back.

Just be glad to be rid of him and move on.

And yet you go out to the bars endlessly, you get the newest, greatest phone consistently. I don't feel money is an issue for you - you do what you want when you want. The only time it is an issue is when you feel slighted.

Does he owe you rent? Or is it utilities? If it's utilities, you're screwed unless the utilities were in his name, OR unless you had a written, signed agreement between all the roomies that each would pay their share.

Further more, I just don't understand the whole "my parents own the building, but they have a manager that should be taking care of this" thing.

What are the names on the lease? You've spoken about the lease agreement: exactly whose names are on it?

I'll bet there are very few people on this board who haven't been stiffed by a roommate. And they didn't take the person to court over a few hundred bucks. Go get a part-time job for a month or so and make up the difference. Learn a lesson and move on.

I have a full time job over summer and online classes.

those are interesting points. As someone new to renting/leasing and apartment leving you have to be careful in what you do, at least from my perspective. Read everything. That extra few minutes reading fine print WILL pay off. Also, be sure to develop a good relationship with your landlords etc. (I know that the OP's (Ammo's) parents are lucky to own the rental units, judging on what he said).

$300 isn't that much, and I make jack pay (even though I'm out of college), but it's worth coughing it up to get rid of the guy.

arch, you bring up good points, but I don't think the OP should be condemned because he has the latest phone. Bar-happy, yes. but spoiled, no. I don't think he was being whiny here either. (I know you personally didn't accuse him of that).

Sometimes you can go on message boards to get helpful advice from people. Check out the Watercooler on obr. Half of the darn topics are OT like this one. But that's what makes DawgTalkers great I'm finding out.

The other guys I live with plan on cracking open a bottle of champagne after he's gone...

I DESPERATELY want to do this to him to get my money back.

Dude, how could you not have known? Ammo whines about how he can't afford $300. You point out the fact that he spends a lot of money buying the best phones (ipod's too) and tons of money at bars.

Added to that is the fact that I think you are level headed, and Ammo is immature.

Stay strong, don't take any crap and tell him to go away. However, find a balance to let him leave without feeling the need to get back at you. No reason to make it more uncomfortable than it has to be. If it's a few dollars here and there, fine...just get out of your life. If it's hundreds or thousands, get the money at all costs.

Try to be as nice as possible (notice I didn't say be nice....be as nice as possible). Stuff like this blows over quickly. Roommates are a drag.

It's hundreds of dollars worth, almost the entire $300 security deposit.

He hasn't paid cable since March and electric since February.

It's not like I'm an angry bill collector either, one of my other roommates is late but I understand, and I trust that he won't screw me over because I've known him for years.

This other guy? Tries to screw over everyone he can.

My buddy's roomate owes him like 3 or 4 grand... I know 300 is a lot of money, but it might not be worth it.

Take his security deposit and let sleeping dogs lie.

Well, if you follow through on your threat, you have another problem if he doesn't have his stuff out: his stuff.

You do have a new lease signed without him, right?

And you never answered: was his name on the original lease or not?

Whose names were on the utilities?

I was in a similar situation man and you can kiss your money good bye. I learned the hard way not to trust anyone. I lived in a house with 5 other guys. We were all boys and to have electricity and cable the first day I got the bills in my name. Bad mistake. I mean when it was time to pay everyone for the most part did, but I left 3 months early to move back to Cleveland and I got calls saying the bills weren't paid at all since I left. They promised me they would take care of it and didn't. Also I subleased my room to a friend for a few months till they got another house and his ass never paid the rent and his A/C damaged the floor (one we couldn't even have). I got a court notice that the landlord was trying to sue me about things I had no clue about.
Looking back it was shady as hell on their part but all my fault for not making sure stuff was being done. I learned the hard way and eventually had to pay off everything b/c it was ruining my credit. I did get to beat the one guys ass after we got into it when I came to visit. That at least made me feel better about things

Your not trying to get his security deposit for bills are you? Just for back rent right?

what's happening is this dude isn't leaving and probably waiting for ammo to throw his stuff out on the lawn. then ammo becomes a stabbing victim. forget about the 300 dollars man and let it go,you'll never see it. just be glad this guy will be out of your life fairly soon.

There are times when Young Dawgs should listen to Old Dawgs. This might be one of those times, Ammo.

Here's my two woofs worth, since you asked for advice. I suspect that it won't be the kind of advice you were seeking, but it might be the advice that's best. It's my own distillation of what others have been trying to tell you, in this latest episode of "Days of Our Ammo."

Life costs. Sometimes, life's lessons come with a pricetag.
This was a lesson in not researching a potential roommate well enough.
This lesson cost you $300.

Learn it well, so you won't make the same mistake again.

One last piece of advice... see your present situation as a glass half-full. You've just rid yourself of a perennial nuisance, the hassles of trying to wrench money from a clam are over, and the stench of this dude's bad mojo will soon be leaving yo crib.

For a massive Karma shift like this, 300 bux is chicken feed, son. There's folks married for 20 years live like you did with this dude, and are stuck hating each other, because neither can afford to divorce the other. You just got yourself free. Relatively cheaply. It's time to exhale and enjoy... don't start immediately borrowing imagined trouble that hasn't even happened yet.

An Old Dawg's recommendation: Eat the 3 Benjis and quit picking at scabs. You just learned something more valuable from this lesson than 90% of what that college of yours trying to teach you... and it cost you less than some of your textbooks.

Welcome to grownupland, rookie.

The piece of crap set off firecrackers in front of my window this morning then taped a flyer for the OU NRA Chapter on our fridge.

I thought he stole my remotes, DVD's, games and controllers but me and the other roommates found them hidden in the cabinets of the apartment.

Should I file a police report? I checked with the OUPD and they said I absolutely can over this.

He's gone now, that's what really matters.

If you're going to do anything at this point, file the report, then seek a restraining order against him to keep him 'x' distance from you, your other roommates and your house.

Then, if he pulls that crap again, the police have something solid to work with other than him being a public nuisance. C.Y.A.

And if you have one of them pocket recorders for recording lectures and stuff, keep it with you and try to record any comments he may make to you.

If he tries to pull some crap (based on the NRA flyer) of "I don't need to get close to hit you" or some garbage like that, then you have a recording that you can give to the police and now he can be charged with something.

Police report filed, locks to be changed this afternoon.

I think he made a mistake that makes his security deposit mine anyway. I'm not too concerned right now that I'll get my money back.

yeah there's something wrong if he's setting off firecrackers in front of your house/apartment. that's messed up.

even if you had to pay the $300 do it to get the kid out of there.

He's gone, so let it go and don't bother with him.

On a side note, having a knife collection doesn't make someone evil. I have a very nice collection that I keep in a display case. It has an estimated value (Including the genuine police night stick) of about 800 dollars. I have some very nice Winchesters, Remington's, Smith and Wesson's and a few rare switch blades. That doesn't make me a freak, it's just a hobby.

Since I'm not fully aware of this situation, I'm just curious where you found this guy? Was it one of those deals where one roommate vouched for him, says he's a "cool dude, no worries," or was this a friend you already had who just became mentally unstable?

But do you go around saying you're gonna stab people? Do you say "Oh no this knife went dull, guess I can't murder Ammo tonight."???

Anyway, the cops are looking to see if he has a past criminal record of threatening people (he does). I think he's in for a nice surprise when he goes back to Maryland.

Plus, he never checked out with the front desk or left a forwarding address. His deposit is mine. I actually make money off it in the end. I think I'll split the surplus with the rest of the roommates for having the misfortune of living with him as well...
