Question for more experienced home buyers than myself, how do you make a decision to put an offer on a house in less than 12 hours? In Colorado Springs, homes are flying off the market. Demand is high, supply is low.
3 houses were listed on Sunday, told me realtor I wanted to see them. By 10am on Monday he emailed said 2 are already off the market, the 3rd is expect to be gone by noon.
If I do get to see a house before it's gone, I have to decide before I go to bed if I want to make an offer. Feeling pressured to make a move that fast makes me feel uneasy.
If you find a house you like, make an offer, but make sure you have inspection and financing provisions in the contract. That way you protect yourself if the house has problems, or is not worth what the people are asking.
If you want to wait, in a hot market, you very well could lose. It always drove me nuts when I sold cars, and would have a perfect car for a customer come in on trade .... with the right pricing, right color, right condition, right warranty, right equipment ..... and either they would wait till the weekend to come in, or would look at the car as decide that they had to wait and "think".
I had one customer do this 3 times,and they passed each time, by waiting. The 4th time I called them about a car, the car we took on trade was more than they wanted to spend, more than they could have paid for any of the others, and didn't have all of the equipment they wanted, but this 4th car was the one that finally got it through their heads that good cars, with the right pricing, and so forth, are bound to be popular, and go quickly.
